Peachtree Residential Properties Roundtable

Cindy Komar was one of 20 Top Producers invited by Peachtree Residential Properties to an agent roundtable luncheon last week. About 14 agents participated with Peachtree's senior management team - their CEO, COO, and President.

They held an open discussion on the trends and general topics that are impacting the challenging and shifting residential real estate market for the past 22 months in the greater Atlanta area. Specifically, they wanted input on what features are most important to Buyers, market pricing, community amentities, and new "spec" homes versus resales.

It was a productive meeting for their executives and easy for Cindy to participate - The Komar Team spends 3-5 hours daily 6 days a week on Buyer lead generation activities, and they analyze sales data every 2 weeks in each FMLS area for their 60 plus listing clients.

The Peachtree execs added value to the agents as well. They insist that Buyers see and feel ENERGY when they visit one of the Peachtree Residential new home communities! They also understand the key market dynamics, and recognize Buyer needs to get a "deal" espcially due to Buyers losing money on the home they just sold.

Kudos to the Peachtree Residential executive team for taking the initiative to host this informative event!

Cumming GA Home Sales Gaining Some Momentum

Every 2 weeks The Komar Team researches and prepares several market analysis for its listing clients. In addition to their respective neighborhood, our Sellers receive an expanded analysis for their FMLS area. The number of homes that went under contract are listed in each $100K price point, and the sub-divisions are specified. Homes that closed during that 2 week period show list price, net sold price, % price sold to list price, and the neighborhood. For both closed transactions and homes under contract, short sales/foreclosures are noted.

For the period May 16-31, 34 homes went under contract in FMLS area #222, which is Forsyth County on the West/North side of GA 400. 9 of the 34 (26%) were distressed.
31 of the 34 homes under contract are listed at prices less than $400,000.

During this same time period there were 21 closings in FMLS #222 and 6 were short sales or foreclosures. Overall, these homes closed for an average of 83% of their list price. 18 of the 21 closings sold for less than $300,000.

So, why do we analyze the market to this extent? With a listing portfolio of nearly 60 homes, Cindy Komar and her Team strives to help our Sellers achieve a competitive advantage in this changing market, so they can price their home competitively and generate an offer ahead of other homes in their neighborhood. With fewer qualified Buyers, homes priced at or BELOW market stand a better chance to produce an offer!

Cindy Komar Opens Sales Office in Vickery Village!



On Monday June 1 The Komar Team of Keller Williams Realty, Community Partners, Cumming, GA, will open a Sales Office in the heart of Vickery and Vickery Village, to market 10 condos and townhomes plus one single-family home in Vickery!

These 11 properties are new construction, bank-owned, and will be sold AS IS. The units have 2 or 3 bedrooms and 2.5 to 3.5 bathrooms. They are located in the "J" complex (Clarion and Odell Streets) and on Bond Street adjacent to the bank building. Each will be shown "by appointment only" so interested buyers should stop into the Sales Office anytime between 12 noon and 5:00 pm 6 days a week (closed on Tuesdays). The Sales Office is located at 5813 Clarion Street, in the center of Vickery Village, upper level.

Other news! Annette Hodges and Jennifer Anderson have joined Cindy's Team! Both agents are experienced and have represented new homes in Westbrook and Vickery in the past.

We have new certifications! HUD and REO specializations!

The Komar Team is pleased to announce that Casey Fauscett is now a certified HUD Specialist and Cindy Komar is a certified REO Specialist. Both just finished the required courses for their designations. Look for some changes to our website in the near future.

We will address the shift in the changing real estate market to include REO (Bank Owned), Short Sales, HUD, and foreclosures at the courthouse steps. The Komar Team also has a new program available to help home owners sell their homes to an investor prior to foreclosure.

Its Tick Time in Cumming and N. Georgia...

Komar Team Westie Has ACL Surgery


Two years ago "little" Joey underwent ACL surgery on the left rear knee. Fortunately, he and Dixie the Doberman were long time patients of Dr Bill Avra, owner of Forsyth Animal Hospital in Cumming. It turns out that one of "Dr Bill's" specialties is knee repair, and many other vets in surrounding counties send patients Bill's way when they're hobbling on 3 legs.


Just last month "not so little" Joey tore the right ACL - probably chasing a squirrel in the yard or failing to navigate one of those pesky thorny 'balls" that continuously fall from the Sweet Gum trees this year. Dr Bill's consultation was laid back and reassuring about the knee repair - even though Joey is 12 years old - but the more sobering message to Cindy and me was about Joey's weight! Dr Bill even used the "f" word (FAT) and the "o" word (OBESE)! Mom of course was in denial - forget the infusion of Skippy Treats every day followed by a slice of toast in the morning! Bill suggested that Joey hit the workout trail within 90 days after the 10 day cast is removed. AND, no treats, no toast, no whatever else fattening Mom's been feeding him, and a 50% cutback on his dog food. Still in denial, Cindy suggested he may have a thyroid condition - Bill politely responded he thinks it's calorie-related. So, Joey must reduce from 27 to 20 pounds by the end of 2009!

New Mall Planned in Forsyth County

After nearly 3 years of study and research, on December 7 the Forsyth County Board of Commissioners approved the development of a new luxury mall near McFarland Road! Why is this important to the local economy?

According to a study that was conducted jointly with Georgia Tech, the mall project, at build-out, could potentially bring 7,800 new jobs and $1.1 billion in capital investments to the area. It will also add about $38 million per year in sales and property taxes to the county.

It should also boost housing sales and add value to neighborhoods on the west side of GA 400. Such neighborhoods include Sheffield, Heritage Manor, Fox Creek, Polo Golf & CC, Vickery, Shepherds Pond, and others that already boast GREAT location - all are within minutes of GA 400, Vickery Village, Polo (private golf and tennis club), and Vickery Creek Middle and Elementary Schools, and West Forsyth High School. The Komar Team of Keller Williams Realty, #2 in Forsyth County residential sales, predicts more buyers will be attracted to the west side of 400 with the commitment to build the new mall.
