Lake Lanier - Super Time to Buy!

This is a great time to invest in that second home or primary residence on Lake Lanier. We have seen the prices plunge as the water levels go down. Presently, many homes on the market have landlocked docks due to Atlanta's historic drought. As in the past, however, the water will again rise and today's conditions will be forgotten, until the next drought cycle. Meanwhile, many sellers have significantly reduced their asking price - super opportunities for buyers who haven't wanted to pay the rising prices of the past for lake property.

On another note, homes with docks in place (even if they are temporarily on land) offer more value, and greater investment potential, than do homes without a dock. A dock adds up to $100K in value to a property. Nearly all lake buyers that I work with want homes with 10-15 feet of water at the dock during full pool. Most lake buyers concentrate on the water depth first, and the home second. It's not unusual anymore to see homes torn down and replaced with majestic residences.

Buy now and use an experienced lake real estate agent to search and assist with your purchase. Prices are extremely reasonable now that winter is approaching and the water level is low. There are about 10-12 of us that do considerable volume at Lanier each year - be sure to buy with an "expert".
