Tips on Selling in Today's Market
Today's economic position in the housing industry is causing home sellers to work more aggressively to sell their home within a reasonable timeframe for the best possible price. To better compete, sellers should:
(1) Price it right! The best traffic and an offer should come through within the first 45 days upon listing - if it's priced correctly according to market. In Forsyth County in 2007, homes that were not priced properly took 4 to 5 times longer to sell than homes that were priced to market.
(2) Update and maintain the home's condition. Buyers today have multiple back-up homes on their list - if yours isn't in good condition, they will pass and move on through their list. Consider upgrades - granite, tile, stained cabinetry in the kitchen, and upgraded fixtures are things that buyers expect from a re-sale because most new homes have them.
(3) Allow your home to be shown! Within reason, make your home accessible when a realtor calls to show your home. Keep it tidy and show ready at all times. Many buyers can't see through clutter, so keep it neat even when you're least expecting a showing.
(4) Determine your motivation level! If you're "thinking" of selling, don't bother. In today's market, "wanting" to sell, and better yet, "needing" to sell, will get your home sold! If you're not 100% committed, your home won't sell, so don't put yourself, or your realtor, through the process or expense associated with listing your home.
Buyer expectation levels are high - you must match or exceed those expectations to sell your home in today's market, especially since there are so many homes for sale.
